Why Cape Town families are demanding move-in ready homes
Moving is stressful, and moving with babies and toddlers in tow even more so. Young couples looking to raise their children in Cape Town’s Northern Suburbs are increasingly opting for new developments instead of taking on renovation and upgrading of the older stock available. Le Roy Viljoen, development director at Trinity Projects, believes that this is one of the driving forces behind the increased demand for affordable, quality family homes and rental accommodation in Cape Town’s northern areas.
“The average property available in this market is old fashioned and requires substantial refurbishment that is costly, time consuming and demands skill and expertise,” says Viljoen. “As consumers are increasingly looking for a stress-free solution to purchasing a new home, it makes sense to, from the earliest stages of design through construction to handover, provide a seamless turnkey service. This includes, for instance, taking care of all paperwork and facilitating excellent finance options.”
This is why Trinity Projects’ Burgundy development in Brackenfell has worked so well. Trinity partnered with Curro Holdings to ensure that the development is situated strategically close to schools as well as major transport routes, attracting young families. Since construction started on the development in 2013, more than 200 residential homes, valued at R270m in total, have sold.
Says Erik Joubert, managing director of Trinity Projects: “We identified the Brackenfell area as strategic land for those people who always wanted to settle and raise their families in the Northern Suburbs, where quality yet affordable rental stock, especially of new homes in security estates, would rarely come onto the market.”
Trinity Projects reports that the promising buy-to-let opportunity was picked up by one clever investor who has laid claim to the entire last phase of the Burgundy development in Brackenfell. Construction of this phase, known as Brittany, has now started and is scheduled for completion in 2017. This means that another 47, three-bedroom family homes will become available to the Northern Suburbs market by next year.
