Does your estate enjoy the highest buying and selling activity?

Seven out of 10 of South Africa’s most home-dense estates have also enjoyed the most buying and selling activity over the past five years.

This is according to numbers by property data company, Lightstone Property, which shows that the same three estates share in the highest buying and selling activity over the past five years as well as boast the highest number of properties.

Neither the estates with the most homes or the greatest activity, however, make the cut when it comes to highest median values. This may be due to the exclusivity offered in low-density estates, where a fewer homes trade at individually higher values and less often.

While the Western Cape dominates in the highest number of high-value suburbs, Gauteng – and Sandton specifically – houses 60% of the top 10 highest-value estates. Villa Santini in Sandhurst tops the list with a median value for a property within the estate going for R17,4m, Silverhurst Estate in Cape Town is second with a median value of R16,250m and Clouds End in Morningside is third with a median value of R15,3m.

Estates with the most homes

This five-bedroom, four-bathroom home in Silver Lakes Golf Estate is for sale through RealNet for R7,5m. It also has four living areas, a study, a kitchen with scullery and pantry, staff accommodation, three garages and a pool.
