Pre-launch sales for development in uMhlanga highlights the node’s desirability
Almost a third of the 143 units in the new development, Le Boulevard, in the heart of uMhlanga just north of Durban, have already sold even prior to the official launch. This includes all four penthouses, which have been snapped up.
According to Carol Reynolds, Pam Golding Properties area principal for Durban Coastal, this is representative of a total sales value to date of over R70m. “With units well priced from R999 000 (including VAT), this is convenient living at its best in KwaZulu-Natal’s most desirable suburb,” said Reynolds.
The six-storey apartment building comprises 28 59m² one bedroom, one bathroom units selling from R999,000 to R1,18m with 86 two bedroom, two bathroom units in two sizes: some 72m² priced from R1,585m and others 83m² in size priced at R1,795m. The one and two bedroom units each include a secure basement parking bay and these buyers have the option to purchase a second parking bay at R114,000 (including VAT).
In addition there are 29 three bedroom units each with two bathrooms and two parking bays. These units range in size from 116m² priced from R2,5m to 155m² corner-positioned penthouses with 64m² garden areas, priced at R3,3m. Other features in Le Boulevard include 24-hour security, a pool and a gym.
“The developer has undertaken to start building within the next two months, which will create more interest,” this according to Reynolds, who added that the prime location in a highly sought-after area is a good explanation for why up to 60% of investors are planning to be owner-occupiers.
