Sectional title corner – Can we draw up our own maintenance plan?
In terms of the new Sectional Title Schemes Management Act regulations, all bodies corporate have to prepare a formal 10-year maintenance, repair and replacement plan for the common property for all major capital items as defined.
Must the maintenance plan be compiled by a specialist, or can it be done by the body corporate based on quotations and solid assumptions? – Johnny
Dear John, the act says the body corporate or trustees must prepare the plan, but they always have the right to get a professional to do it. We are advising our complexes to have it done professionally – especially the big complexes. If you can afford it, it is worth doing properly.
