Sectional title corner – Do I have to pay CSOS on my garage levy?

Hi, kindly advise how the CSOS levies need to be calculated if the following scenario takes place: The body corporate charges normal levies of R1,500 per month per unit, as well as garage levies of R500 per month.
Do you calculate the CSOS levies on the normal levies and garage levies separately, or do you add them together?

The question is, is the garage a separate section? If it is then it is a levy on its own and you will pay two CSOS levies – one for the unit and one for the garage section (provided the levy is more than R500 per month).

The CSOS regulation refers to payments by units. There’s no definition of a unit other than in the Sectional Titles Act, which makes no reference to exclusive use areas.
