These are SA’s 10 most exclusive suburbs

In Q3 2017 New World Wealth analysed the country’s high-end housing market by combining the price per square metre as well as number of homes priced at R20m and higher to determine the country’s most exclusive suburbs.

According to New World Wealth, while price per square metre is considered internationally to be the best way of determining a suburb’s exclusivity, this measure has limitations, specifically when valuating houses.

“This is due to the garden element (i.e. how do you value the garden?),” the report reads. “The truth is price per square metre stats only work really well on apartments and some areas don’t have many apartments which makes this tricky.”

The second option when determining exclusivity is the number of R20m+ homes in the area as it allows one to see how many very wealthy people are living in an area.

“However, this measure can be deceiving as areas that contain mainly large houses (such as Sandhurst, Plettenberg Bay and Bishopscourt) tend to outperform areas that are mainly apartments (such as Umhlanga), as very few apartments are large enough to cost more than R20m. Also some suburbs (i.e. Contantia) are much larger than others (i.e. Llandudno) which unfairly favours them.”

New World Wealth, therefore, combined both measures to compile the below statistics.
