[WATCH] Are owners responsible for maintenance of common areas?

Hi, I am an owner in a townhouse complex. With regard to exclusivity of private gardens what is the owner responsible for if a wall is coming down. Is it the owner or body corporate’s responsibility? We are in a situation where we have flats and villas. Any damage to the flats gets repaired by body corporate, but when it comes to the villas we get told there is no money to do repairs. What are my rights please? Am I responsible for the repairs?

My neighbour has a tree which is damaging the wall. He said he bought the villa with the trees and is therefore not responsible for the damage and repair. I have written to the managing agents and they organised someone to check and take pictures; now the chairman says it’s too expensive. – Lin
