[WATCH] Can the trustees be held liable for gross negligence?

Hi, I was injured in the complex I am currently living in as a tenant. I missed the last step due to no lighting on the stairs, or parking area or the unit next door to the stairs at 7:30pm and broke my ankle in 4 places and badly sprained the other. I have no medical insurance so had to pay for casualty, operation etc myself, plus I am a commission earner only so loss of income. Please could you advise me if the complex is liable for gross negligence. I know they have a sign at the front stipulating no liablity for any injury, but I believe this is gross negligence and therefore should not apply. Would this be correct?
