HomeBid estate agent, Nimrod Rakgwathe, and his assistant Sibongile Singu, are the tip of the spear living up to Nimrod’s biblical reference. Nimrod and Sibongile secured 20 sales for the month of September, 2018, breaking their July 2018 record of 16 sales. HomeBid only counts sales concluded once HomeBid Home Loans’ Fiona Straughton has financially qualified the buyers for loan finance.
How it’s done
Nimrod and the other salespeople have the “Big Support” of the HomeBid team behind them. HomeBid instructs its professional registered valuers to visit the home and prepare a valuation which is presented to the seller for acceptance, and the listing price is determined. Buyers have sight of the valuation too as they need to know what the mortgage lenders will provide for the home based on its valuation. HomeBid sends out its professional photographers to photograph the home, while Denise prepares the listing of the home for sale on HomeBid.co.za and all the major property portals.
Buyers know that HomeBid only charges 1.95% commission which means they can get a home at a good price as high commission estate agents charge 6% to 8.5% in commission and the buyer ends up paying more in bond interest each month due to this higher commission.
The buyers are put in touch with Nimrod and the other salespeople and they answer any questions about the home; the buyers’ details are captured to ensure that the home suits their accommodation needs and financial requirements. The team arranges for the buyer and the seller to meet and for the seller to show the buyer around their home.
Back office support
The salesperson thereafter follows up with the buyers to see their level of interest and, if interested, to start the negotiations for finalising the sale. During the negotiation phase, the buyers are financially prequalified by Fiona at HomeBid Home Loans. Once Nimrod and the other salespeople have concluded the Offer to Purchase between seller and buyer, Rodney takes over and instructs the appointed conveyancers, project managing this process until registration is concluded in the deeds office.
